All interior and exterior furnishings and electronics convey with the exception of clothing and other personal items and food.  The living room sofa will be replaced with a sofa similar in color and style to the one in the pictures.

The current lot rent is $7600 and includes basic cable, trash and maintenance of the security gates and common areas.  The lease transfer fee is $10,000 of which the seller has agreed to pay 50% so you would pay the other $5000 to the park owner when the lot lease transfers.

Since you lease rather than own the land, you do not pay any real estate taxes on the land.  Park Model RV’s are personal property and are titled by the Division of Motor Vehicles so you pay a personal property tax each year.  The 2025 personal property tax was $15.49 and has been paid.  Since Park Model RV’s are not considered “real property” you cannot get a mortgage loan like you can for a stick built home.
